Landlord Leasing Strategies in a Tenants Market

Rent discounts up front, in the form of free rent or short term reduced rent. Go short, 2-3 year terms, no renewals built in. Confidential agreements for all leases. Look for space sharing opps. Current tenants asking for discount, ask them for 2-3 years of financials before considering. Don't renew tenants early right now. Lastly, always make renewing tenants give up any options to renew that they currently have before you renegotiate renewals
